What's the minimum investment?
Absolutely. Alongside our ready-made projects, we build fully custom villas. We find suitable land, negotiate the best terms, and handle the architecture, construction, and entire process in-house - your project, your terms, anywhere in Indonesia.
What returns can I expect?
Our threshold for minimum net rental yield is 10% - we don't take on projects that would deliver less. Our managed villas in Sanur typically achieve 15-20% net yields, though every project is different and depends on location, property size, and other factors. Each opportunity comes with detailed calculations and projections based on real market data, so you know what to expect before you invest. These figures are rental yields only and don't include potential property appreciation.
Can you build a custom villa for me?

What's the difference between leasehold and freehold?
Freehold means owning land outright - generally reserved for Indonesian citizens. Leasehold means holding the right to use a property for a fixed term (usually 25-30 years, often extendable); it's the most common route for foreign investment in Bali, with lower entry cost and higher yields. A third option is buying land through a PT PMA (a foreign-owned Indonesian company) - freehold-style control that's especially attractive in markets like South Lombok, where land is still affordably priced. We always structure deals under the correct legal framework so you know exactly what you hold.
How involved do I need to be?
As little as you like. We handle sourcing, legal structure, construction, and management in-house. Many of our investors are based in Europe and manage everything remotely.
Do I have to manage the property myself?
No. Through our brand Art Design Villas, we handle everything — guests, cleaning, maintenance, and reporting - so your villa earns while you stay completely hands-off.
Where are your projects located?
Across three of Indonesia's most promising markets. Our home market is Sanur in Bali - and unlike saturated hotspots like Canggu, Uluwatu, or Ubud, Sanur has far less high-quality villa supply. That means a well-built villa faces less competition and performs better for your investment. We're also preparing projects in South Lombok (high growth) and Simeulue (an emerging surf-retreat opportunity).
